How to make a written offer to home seller?
I found a home and I like to make an offer, but the realtor of the seller who is also about to represent me as buyer's agent for this particular home told me the offer should be in written with terms laid out.here is what he said to me,As a Realtor I present all offers to the Sellers. An offer should bein writing showing the terms, price and should have a pre approvalletter with it. If you would like to write an offer on Friday, Iwould be happy to help you. I intend to start the offer price at $ 174K though the asking price is $229K.Recently the agent has been telling me that the home got 2 offers but were rejected. He told me my offer is less than the other 2 offers received.I say low cos the market time on this is 400 days and it has boiler, heater and roof not new or 10 yrs old The air conditioner is old too. The carpet is junk and no dining room and closets are nt in good shape and bit smaller room rizes.So those are the cons of this property andthats why i say $173K.Should I say offer is contigent on satisfactory inspection?Should I get my own buyer's agent here to make things easy for me or I can save money with the home price by using the same dual agent?You know the commision.What other advice will you give me on this process?Based on information I gave above,tell me how to write an offer.Write a good sample by you so I can read and write that to the agent.Thanks
How do I ask a home seller to replace aluminum wiring?
I need suggestions for a letter to the sellers ...We just had a 38 year old home inspected and found out they had copper AND aluminum wiring. I hope this isn't a deal breaker...Any suggestions? Thanks
