about 9yrs ago me and my husband got a loan on a mobile home. we were not married yet and i signed my name as would be my married name. i need to know was the loan even valid since i didnt sign my legal name at the time. and if it is are we entitled to any of the money that we paid into it back?
Can you have a sole mortgage but joint ownership of a house?
I am buying a house with my girlfriend. I am unemployed with a car loan so the amount we can borrow is less as a couple than for my girlfriend on her own. She is therefore having the mortgage in her name. I am going to be paying half the mortgage and half the deposit along with refurbishing the property. I have asked our solicitor about a tenancy in common or joint tenancy agreement but he said that we would need to notify the lender and they wouldn't proceed unless we had a joint mortgage. Is this true?

I will need to pay a home payment of $625 a month, including mortgage, property taxes, and home insurance. I take home $1,900 a month.I have no debt. The type of mortgage loan I am getting is 100 % financing USDA , but will not finance the value the pool brings to the home on the appraisal. Additional money for home updates through mortgage?
Heres the scenerio Me and my husband approved for 200,000 for a house we find a house that is 180000, can we ask for an additional 15,000 for house updates and small remodling since it would only be at 195,000?

How to get out of a joint mortgage?
I share a flat mortgage with my sister in London but after 8 years I can't bear it anymore How do i get out of it, bearing in mind the current economic climate? We both want to live separately but of course ideally would like to buy separate places of our own. Our flat needs doing up and so may not have made much money during that time. If we sold our flat would we be able to buy separately places in London still? The situation is made more complicated as she has been made redundant and currently is doing temp work. Obviously the situation has to be beneficial to us both. What should I do? If we find we cannot sell the flat, what are our other options?
What kind of things do they look for in an FHA inspection for a mortgage?
I have been getting so many mixed answers from realtors, mortgage companies etc. Some have told me the inspections aren't that strict, basically just health and safety ie. no mold, structurally sound, etc. I have however have others told me that there must be carpet or flooring. Paint must be in good condition. Must have appliances, etc.I am pretty handy and was planning on buying a fixer upper, nothing major but cosmetic stuff. I'm afraid I'll wind up getting all excited, wasting money on an FHA inspection only to find out I can't get the loan.What exactly is a deal breaker when it comes to FHA inspections? Also, I have heard something bad on an inspection doesn't mean you can't get the loan, just means it has to be fixed. If the seller isn't willing to pay or say it's a bank propterty the buyer can get it fixed right? My question about this is why would someoen put money into fixing a house they don't own when anything could happen such as you can't get the mortgage but you sunk 5k into fixing this house? What is hte 203k loan? Is it basically an assurance you will get the house providing you do the repairs with the 203k money?
At what point in my mortgage refinancing am I still able to withdraw my loan request in favor of a better rate?

How does this work? Mortgage company needs to endorse insurance check?
Had some minor house damage due to the central A C unit backing up and flooding the kitchen dining laundry pantry. Not my fault by the way. Something was wrong with it's installation. Need to fix some walls and put new flooring in. Got letter from insurance company that mortgage company has to endorse the check. I have no idea how this works. Do I sign it first? Do I send it to them first? Obviously it is for repairs, but does the mortgage company have a say over who fixes the house? Do I have to approve the flooring choice through them? Do they pay the contractor directly? Will they apply it to the mortgage since I am one payment behind? I wouldn't mind this. We fell behind because we ended up having to stay in a hotel because of the damage and commercial dry out procedure. My husband and I were going to lay tile and do it ourselves, since we have experience AND the adjusted claim amount doesn't even come close to what it would cost to hire it out. If the mortgage requires contractors to do the work, the work will not be done because I do not have the money to make up the balance which would FAR exceed the amount of my deductible .Also, I thought the insurance company would go after the A C installation company for the damage, instead of charging me the deductible. The A C repairman pulled out a piece of metal he called it one of the the " punch outs" that should of been removed during the installation process, but was stuck in the drain line, blocking the water up. Do I have to go after the installation company myself, or does the insurance company??Please explain how this works. I appreciate your feedback
Mortgage Valuation Report or Homebuyers Survey?
I am confused as to exactly what they check on these surveys. I noted that it doesnt cover wiring, drainage and structrual, so what do they cover, I mean what exactly are they looking for?I am a first time buyer and not sure what to do next?I know that you have to get a Valuation report but I remember someone telling me the findings of a Homebuyers survey can be critical to the amount they will offer you the mortgage for, is this true?The house does not seem to have any noticable problems, just needs modernising really, it is possible it may need rewiring as it belongs to an old lady and the fuse box looks a bit past it, but they dont cover the wiring anyway, but otherwise its in good nick.Any advice is helpful, thanks in advance.
